Gulf Harbors is waterfront NPR: 1960s–80s homes, seawalls, lifts, and small yards that face a canal instead of a subdivision common area. HOA flavor varies by section. Neighbors are on top of you by water as much as by fence.

Fill over muck near the wall. We do not trench a deep basin next to a seawall. Groundwater will fight you and the wall does not want extra load.

What actually fails here

Salt, spray, and a pump sitting in a basin that got topped off with canal water after Ian-type rain. Green fittings. Overflow into the neighbor's lift well.

What we install here

Low bowl, stainless or schedule-80, a pump vault you can service without a boat hook, splash kept off the seawall cap.

If you can see a lift from the courtyard, this is a salt job even when the weather app says inland.

We keep water features on the house side of the lot. The seawall is not a fountain backdrop we will build on.

Storm surge planning is boring and it is the job: a basin that can overflow without taking the neighbor's electric with it.

Quiet pumps. Sound carries over water. A humming vault at dusk is a complaint from two docks down.

West of downtown NPR, canals off the Gulf. Sea Forest is the wooded cousin. Port Richey is the next city west-north.

City of New Port Richey. Anything near a seawall gets a harder look than an inland ranch.
