This lot

Magnolia Valley is established NPR residential: 1970s–90s, live oak canopy, yards that have been planted and replanted. Not a master-planned paint deck. Not waterfront.

Oak roots in the first two feet. We do not cut a live oak for a basin. We move the basin.

What actually fails here

Roots, shade, and tannin stain from oak litter. A white bowl under a live oak will not stay white. People who want white under an oak are buying a cleaning hobby.

What we install here

A darker bowl or a pondless that can take leaf litter, sited off the main root flare, with a lid you can rake around.

If the oak is the best thing in the yard, the fountain plays supporting. We do not compete with it.

Leaf litter is a maintenance spec. Skimmers and lids, not a weekly lecture.

Older irrigation poly is everywhere. We mark it. Hitting it is how a simple fountain becomes a weekend without water in the beds.

Shade slows algae. That is the gift of Magnolia Valley. We use it.

How we get there

East of downtown NPR, south of River Ridge. Little Road is the commercial edge.

Pasco / city depending on the parcel. Recirculating is simple.
