Deer Park is established NPR with preserve/conservation edges. Lots can feel larger because of the view. The view is not yours to trench.

Sandy, sometimes wet at the preserve line. Stay high.

People want the waterfall 'where the deer walk.' That is the easement, the wet, and a bad idea.

House-side bowl or a short fall on dry grade. Nothing in the conservation.

The preserve is the amenity. We do not improve it with a pump.

Deer will drink from anything. A closed bowl at the house still needs a lid conversation.

Wet edges grow algae and mosquitoes. Dry ground near the house is the only siting we like.

If the plat shows a conservation easement, that is the end of the waterfall fantasy in that direction.
