Land O' Lakes is a spread: older lakefront, 1990s subdivisions, and newer master-planned pockets. Lot size is the advantage. HOA presence is the variable.

People want a waterfall because they have the room, then discover the HOA bans 'water features' they never read. Or they want a pond and they get mosquitoes.
