Fountain work in Mill Run

Home · Areas · Mill Run

Mill Run is family Trinity — courtyards that have to survive soccer balls.

Trinity-area HOA. Kids, dogs, a fountain that is not a trip hazard in the only grass they have.

This lot

Mill Run is family production housing in the Trinity cluster. HOA, play equipment, the rear yard is the park. A fountain that owns the grass will get kicked.

Fill, irrigation, compacted play yards.

What actually fails here

Placement. Center-of-yard water features become obstacles. Equipment lids that are not walkable become ankle stories.

What we install here

A courtyard or side-yard bowl, not a centerpiece in the lawn. Solid lid if anything is in the walk path.

If the backyard is the playground, the fountain goes by the lanai, not in the run-out.

We spec lids you can walk on. Kids will.

Dogs drink from basins. We talk about that. It changes how often you clean it.

HOA still wants the equipment screened even if the kids do not care.

If the only grass you have is the outfield, do not put a rock fall in it. We will argue with you once, then we will put the bowl at the lanai.

How we get there

Trinity cluster, family streets, not 55+. Heritage Springs is the quiet cousin.

HOA then Pasco.

Questions we get on this street

Is a fountain safe with kids?

A shallow recirculating bowl at the lanai, yes. An open pond, no. We do not build open ponds here.

Notes from the yard

Freeze nights, algae, room on the truck. A few times a year. Not a weekly blast.
